Our Client is a Japanese listed Building Developer Company. The role of a Manager (Building Services) is to be responsible for managing building services operations and ensuring the smooth functioning of all systems. You will be reporting to the Senior Manager (Building Service & M&E Services). 【Responsibilities】- Maintain optimal shopping centre operations and establish positive relationships with tenants, contractors, Takashimaya Department Store, and Superior Landlords.- Prepare and oversee tenant renovation and reinstatement work. - Supervise submissions to relevant parties and authorities, including the superior landlord.- Manage mall reconfiguration and AEI(Asset Enhancement Initiatives) projects. - Plan and implement preventive maintenance procedures.- Oversee retail centre operations and contractors. - Evaluate service contractors' performance. - Ensure timely completion of repair and maintenance work.- Manage emergencies, including evacuation and reporting to appropriate authorities.- Propose annual department budgeting to manage expenses and capital expenditures.- Additional obligations assigned by the company.
