Job Description
Our Client is a Japanese listed Building Developer Company. The role of a Manager (Building Services) is to be responsible for managing building services operations and ensuring the smooth functioning of all systems.
You will be reporting to the Senior Manager (Building Service & M&E Services).
【Responsibilities】
- Maintain optimal shopping centre operations and establish positive relationships with tenants, contractors, Takashimaya Department Store, and Superior Landlords.
- Prepare and oversee tenant renovation and reinstatement work.
- Supervise submissions to relevant parties and authorities, including the superior landlord.
- Manage mall reconfiguration and AEI(Asset Enhancement Initiatives) projects.
- Plan and implement preventive maintenance procedures.
- Oversee retail centre operations and contractors.
- Evaluate service contractors' performance.
- Ensure timely completion of repair and maintenance work.
- Manage emergencies, including evacuation and reporting to appropriate authorities.
- Propose annual department budgeting to manage expenses and capital expenditures.
- Additional obligations assigned by the company.

【Requirements & Preferences】
(Must)
- Bachelor’s degree, preferably in Building, Mechanical/Electrical Engineering, Facilities Management, Real Estate Management, or a related field.
- At least 5 years of relevant experience in a company involved in shopping centre management.
- Basic knowledge of Mechanical & Electrical (M&E) systems.
- Flexibility to work on Saturdays, Sundays, or public holidays (9:00 AM - 6:00 PM) once or twice a month, with time off provided on weekdays.
- Proficiency in English to communicate effectively with counterparts.
(Advantageous)
- Knowledge and experience with AutoCAD software.English Level
