  • Job Description

    Our client is one of the largest Japanese real estate companies, actively investing in a diverse range of real estate assets across Southeast Asia. As their business expands, they are seeking an Acquisition & Asset Management professional to join their team.


    【 Responsibilities 】

    1. Acquisition
    - Build and maintain relationships with potential joint venture partners, sellers, buyers, brokers, and other stakeholders.
    - Identify acquisition opportunities through connections with brokers, developers, builders, bankers, landowners, engineers, planners, and similar professionals.
    - Conduct market surveys and feasibility studies to prepare comprehensive reports and presentation materials.
    - Underwrite potential acquisition opportunities by analyzing comparable properties, market trends, and indicators while formulating initial asset management strategies.
    - Conduct due diligence and collaborate with third-party specialists, such as appraisers, accountants, and consultants.
    - Develop, review, and negotiate legal documents, contracts, and agreements in consultation with attorneys and other third-party experts.

    2. Asset Management
    - Formulate and implement management strategies to maximize asset value by analyzing property efficiencies and improving performance.
    - Collaborate with joint venture partners to oversee and manage investment projects.
    - Supervise local third-party property managers, leasing agents, and other service providers.
    - Prepare and update annual business plans and quarterly/monthly performance reports for each asset.
    - Conduct annual hold/sell analyses, developing exit strategies as needed.
    - Execute exit strategies and manage the disposition process, including broker selection, stakeholder negotiations, and closing procedures.

    3. Approval Support
    - Assist Japanese expatriate staff in understanding local real estate markets and business practices.
    - Collaborate with expatriates on internal approval processes, including preparing documentation for acquisitions, asset management, and dispositions.

    4. Miscellaneous and Other Responsibilities
    - Manage multiple projects efficiently, ensuring proper prioritization of workloads.
    - Continuously seek improvements to enhance efficiency and reduce costs in work processes.
    - Undertake special projects and additional tasks as assigned by management.
    - Uphold high ethical standards in the workplace.
    - Report irregular issues and challenges to management for resolution.
    - Maintain effective communication with management, colleagues, and external contacts.
    - Adhere to all company policies and procedures.
    - Ensure a clean and safe working environment.

Qualifications

  • Requirement

    【Requirement & Preferences 】

    (Must)
    - Bachelor’s degree in Finance, Business, Economics, Accounting, Mathematics, or a related field from a 4-year college or university; or an equivalent combination of education and work experience.
    - A minimum of 5 years of experience in real estate acquisition, asset management, and/or property management.
    - Demonstrated analytical skills with proficiency in MS Office applications; advanced Excel skills are highly preferred.
    - Strong writing and presentation skills, with the ability to synthesize complex information effectively.
    - Excellent verbal interpersonal and communication skills.
